Yonkers Down Payment Assistance: Up to 19% for Eligible First-Time Buyers

October 31, 2026•5 min read

Eligible first-time buyers may receive up to 19% of a Yonkers home’s purchase price toward the down payment. The City’s program, offered with Westchester Residential Opportunities (WRO), uses a zero-interest, deferred loan that can be forgiven after five years of compliance. An award depends on underwriting and available funds; the maximum is not a promise.

Program information checked October 30, 2026. The application is listed as coming after the November 9 information session. Session registration is separate from applying for assistance.

What the assistance could mean for your buying plan

For illustration only, 19% of a $500,000 purchase is $95,000. That calculation shows how the percentage works; it does not establish an approved award, an eligible purchase price or your borrowing capacity. WRO, the City and your lender must review the actual transaction.

The potential benefit is help with the upfront down payment, without a monthly payment on the assistance loan. It does not remove the first mortgage payment or the ongoing costs of owning the property. The official program website explains the assistance terms and current requirements.

Who may qualify?

Applicants must meet the program’s first-time buyer, income and mortgage requirements and purchase an eligible Yonkers primary residence. They also need one of these connections:

  • Permanent Yonkers residency for at least 12 months.
  • A parent who is a current Yonkers resident and meets the 12-month requirement.
  • Ownership and operation of a business principally managed and operated in Yonkers.

Ask WRO to confirm how the first-time buyer definition and household rules apply to you. A connection to the city alone does not establish eligibility.

The posted household income limits

The program lists a gross household income ceiling of 120% of area median income. These are the limits displayed on the official site when checked:

Household sizeMaximum gross annual income
1 person$142,450
2 people$162,800
3 people$183,150
4 people$203,550
5 people$219,800
6 people$236,100

Use the official eligibility section and WRO’s review to confirm the current limit and what counts toward your household income before relying on these figures.

Is this a grant, or will you have to repay it?

The official program describes a deferred loan secured by a subordinate mortgage. It has 0% interest and no monthly payments, with forgiveness after five years if all conditions are met. Selling, transferring the property or breaking program requirements during that period may trigger repayment. Read the actual loan documents with your attorney.

What money and property requirements remain?

Buyers must put at least 1% of the purchase price from their own funds toward the down payment. Closing costs are not covered, and additional co-op costs may apply. Build your budget with the lender rather than assuming assistance means little or no cash at closing.

Single-family homes, condos and co-op apartments may qualify, subject to property standards and approval. The purchase cannot displace an existing tenant. The home must be your primary residence during the five-year compliance period. Do not assume a multi-family listing qualifies simply because it is in Yonkers.

The step to take before signing a contract

Receive program participation approval before entering a contract of sale. Required HUD-approved homebuyer education and counseling come before participation approval; an information session does not replace them. The program site says participation approval is valid for 90 days. Property approval and final underwriting still follow.

Use a simple planning sequence: learn the requirements, speak with WRO, complete counseling and the application process, obtain participation approval, and then coordinate the eligible property search and purchase with your professionals.

Information sessions and application timing

As of October 30, the live program site lists November 9 and the November 12 English virtual session as full. It directs people to November 16 in person at Grinton I. Will Library, 5:30–6:30 p.m., or November 19 online, with English at 1–2 p.m. and Spanish at 2:15–3:15 p.m. All times are Eastern.

The earlier City launch release listed a different November 9 venue. Use the live program site’s information sessions and registration link for the latest venue, availability and changes. The site says application forms will be available after November 9; it does not currently present an open program application. Availability of awards must be confirmed with the program.

Where RxP fits in

WRO handles counseling and helps with applications; the City reviews eligibility and approves assistance. RxP can help you compare Yonkers homes and organize the purchase timeline. Working with RxP is not a requirement of the program, and we cannot approve funding or guarantee qualification.

Start with our Yonkers community guide and buyer’s guide, or book a conversation with Felix or Aneury. Please send financial documents directly through the program’s approved channels, not in social media comments.

Quick questions

Does registering reserve assistance?

No award is established by session registration. Underwriting, eligibility and available funding determine assistance.

Can I sign now and apply later?

The published instructions require participation approval before a contract of sale. Discuss your timeline with WRO and your attorney before signing.
